ESTABLISHING YOU AS A CLIENT OF GREMS

We interact with you to identify your needs, preferences and budget. As part of this step, we exchange information about the best way to reach you and how you can reach us whenever required. Your information remains on our file with the strictest confidentiality as a valued client and is not shared with any third parties.


EVALUATING PROPERTIES


We provide you access to our online database of properties that are for sale on the market. We will also provide you our analysis of each property that you shortlist and evaluate whether it matches up to your needs and preferences.

Inspecting properties and finalizing the property that you like

We provide you access to view each of the properties short listed by making arrangements with the owners or their property management companies. A comprehensive list of items included in the sale of the property is provided.

BUYING THE PROPERTY

We provide for all the paperwork and legal documentation that needs to be signed between the seller and you (the buyer). In case the buyer is not able to personally visit Goa for this transaction, we provide the necessary services to conduct this transaction on your behalf using a ‘power of attorney’ from the buyer. We also arrange for third parties (legal representatives) to conduct this transaction on your behalf if you choose to do so.

HANDLING THE PAYMENTS

We provide for the transfer of funds from the buyer to the seller as soon the sale deal is registered with the local municipal authorities. This is important for our valued clients who cannot visit Goa to conclude the transaction. We will hold the funds in our account till the documentation is clear and the property title is transferred to the buyer (our client)

DOCUMENTATION

Every real estate transaction involves a whole list of liaison activities and documentation. GEMS will ease this process ensuring that the best professionals handle your transaction and documentation with the appropriate authorities ensuring compliance with all legal requirements.

We also provide you with a check list of all items needed for due diligence in your real estate investment transaction.

All documentation will be sent to our clients as soon as the transaction is completed.
